Regional Medical Center Saves $139,000

Executive Summary

PVS was engaged to handle the appeals for a hospital property located in Johnson County, Kansas in 2016.

Challenges

In prior years, property tax appeals were handled by another consulting firm; PVS was following their work. An expansion to the building was also completed during that time, increasing the sq. footage and valuation of the property.

How PVS Helped

As part of our review process PVS inspected the property to gain a full understanding of the functionality of the building and to ensure the figures indicated in the assessor’s records and analysis were accurate.

Results

During our review of the assessor’s records, we discovered the assessor was valuing a portion of the 2012 addition as built-out, completed space, when it was actually shell space. This was confirmed during our inspection and was missed by the prior consultants. An appeal was filed with the assessor, and through discussions with the Johnson County Appraiser’s Office, PVS was successful in reducing the value, generating $139,000 in tax savings.
